About maintenance

Furnace Maintenance in Chicago Before the First Cold Snap

Most no-heat calls in December trace back to parts that were already worn in October: a cracked igniter, a dirty flame sensor, a weak capacitor or a clogged filter. A tune-up finds them while there’s time to fix them.

A tune-up is also a safety check. Furnaces and boilers burn gas inside your home, so the technician checks combustion, venting and carbon monoxide every visit. For air conditioners and heat pumps, spring service cleans the outdoor coil, checks refrigerant and tests the electrical parts before the first heat wave.

The best timing in Chicago is early fall for heating and spring for cooling. Many homeowners book both, and ask for a reminder each season.

What’s checked

What an HVAC Tune-Up Includes

The checks a seasonal visit covers. Exact steps depend on your equipment.

01
✓

Furnace tune-up

Burners, igniter, flame sensor, inducer, blower, belts, filter, gas pressure and the safety switches tested and cleaned.

02
✓

Combustion and CO check

Flue gases and venting checked for safe operation, and the heat exchanger inspected for cracks.

03
✓

AC tune-up

Outdoor coil cleaned, refrigerant pressures and temperatures checked, capacitor and contactor tested, drain line cleared.

04
✓

Boiler service

Burner and controls checked; on steam, the low-water cutoff tested and water level checked; on hot water, pressure and expansion tank.

05
✓

Thermostat and controls

Calibration, wiring and settings checked, including heat pump staging and backup heat.

06
✓

Filter and airflow

Filter replaced or checked, airflow and temperature rise measured, ducts looked over for obvious leaks.

How it works

How a Seasonal Tune-Up Visit Works

Call in late summer or early fall for heating, and in spring for cooling.

The technician works through the checklist for your system and cleans what needs it.

Anything worn or failing is shown to you, with a free estimate for the repair. Nothing is replaced without your approval.

The system is run through a full cycle, and you get notes on what to watch and when to change the filter.

HVAC Maintenance You Can Do Yourself

  • Change the filter. Every one to three months for standard 1-inch filters, more often with pets; media filters last longer. A clogged filter is the most common cause of overheating and freezing.
  • Test your carbon monoxide alarms monthly, and keep one near sleeping areas on every floor.
  • Keep the outdoor unit clear. Cottonwood fluff in June, leaves in fall, snow in winter for heat pumps.
  • Check the condensate drain on high-efficiency furnaces and ACs; a clog can shut the system down.
  • Bleed hot-water radiators at the start of the season if they’re cold at the top. See how to bleed a radiator.
  • Watch the sight glass on a steam boiler; the water should sit about a third to half way up.

Maintenance FAQ

HVAC Maintenance Questions From Chicago Homeowners

Short answers to what Chicago homeowners ask most before they call.

(312) 924-7223

Once a year, ideally in early fall before the heating season. Boilers also need yearly service, and air conditioners and heat pumps do best with a spring check.

It catches worn parts before they fail, keeps the furnace running efficiently, and includes a safety check of combustion and venting. Many manufacturers also expect yearly service for warranty coverage.

Usually around an hour per system, longer if the equipment needs cleaning or a repair.

You’re shown what’s wrong and given a free estimate for the repair. Nothing is replaced without your approval.

Ask when you call. Many homeowners simply book a fall heating visit and a spring cooling visit each year.
