Albany Park filled in quickly after the Brown Line reached Kimball in the early 1900s, so its streets are lined with brick two-flats, bungalows and courtyard buildings from that era. Lawrence Avenue is the commercial spine of one of the most diverse neighborhoods in Chicago.
The North Branch of the Chicago River runs along the neighborhood, and the blocks near it flooded badly in 2008 and again in 2013. Since 2018, a stormwater diversion tunnel under Foster Avenue has carried high water from the river to the North Shore Channel, and the area has stayed drier.
For heating and cooling, that history matters because nearly every furnace, boiler and water heater here sits in a basement. Equipment that was under water in those floods may have been dried out and kept running rather than replaced.
